I think that to start rehabbing from a distance without prior experience is a recipe for disaster. You might be better off taking out a home equity loan so you can do that in NYC, just make sure that you're buying good and that you can afford to keep as a rental as a secondary exit. Remember you make money when you buy.

My experience was that if a property is on the market for that long and he's not willing to lower the price, then he's not really interested in selling. Just my 2 cents.

When you are talking about a big rehab project in NYC, you need to have multiple exit strategies. A lot of things can go wrong with the building department in NYC. I would suggest assign the contract for a fee and let someone else take the risk.
