I been in Denver for 2 years now. We all know the situation in Denver! Super hot!. And I am not waiting for the crash! because that is not gonna happen ! Nope !. May be a max of 5% to 7 % decline in prices. Thats the best case scenario. But I like to buy something here. Bc I want to live here for a good while. It will be my primary residence but I want the numbers to result as positive cash flow. Airbnb, regular rentals. I am open to all options.

My budget =  Depends on if there is a positive cash flow. Let talk. I want some one who is hard core investment friendly.

Apart from education, mentor programs, theory etc, what should be the action plan to really get started and have real time understanding and education on how things work. Finding the team, brokers, lenders, investors, reading the deals, numbers, due diligence etc.

I am planning to invest into Real Estate from SDIRA LLC or Solo 401k LLC. I as of now have a SDIRA. This year and next year I am getting self-employment income on 1099. I like to contribute as much as I can tax differed to the retirement accounts like solo 401k, IRA etc. I know that I can contribute to

Solo 401k $18500 + 20% Employer contribution

$5500 towards Traditional or Roth IRA

And then there are SEP IRA, SIMPLE IRA etc

I am wondering what combination of retirement accounts gives me the maximum contribution to the retirement accounts.

Can I do

Solo 401k + SIMPLE IRA

Solo 401k + SEP IRA

Please advice

Thanks everyone for the information and advise. I opened a SDIRA LLC with Solo401k.com. I wanted both ROTH IRA and ROTH 401K into one single account , which I cannot go with 401k solo. So I went with SDIRA. Although, going forward, I am going to open SOLO 401K for my 1099 earned income
