Good advice here. I’m in the boat that there is always a way. I have a very similar history to yours. How bad do you want it? As in, are you ok with all of your money being tied into real estate for the next few years?

It doesn’t scare me, but it does others. Hard to say. 

good luck. Were at the same stage in our real estate career. hopefully we can bounce good ideas off one another.

If I had money in their deposit, I would charge them for the $525 and see if they fight me over it. If they push back, I may give it back or try to negotiate a partial refund.

Lets flip the shoes for a minute. Tenant moves out and kindly asks you to look out for his mail. You agree but misplace something or forget something. Would you pay any fees related the missing mail? I don't think you'd want that. 


There are about 50 mails. They didn't give me single one.  this is not a missing mail occasionally situation.

 You are not getting the answer you want and I understand your frustration. As another member said, start your complaint at the post office and go from there. Personally, I would take it as a lesson learned, deflate my ego a little and move on. If they had thrown it away you would have never known anyways. 

Thats a tough one but something you have to handle before you move tenants in. Im assuming you lived there before turning it into a rental? If you are asking if there is any recourse? No

Utility companies do have right of easement for these types of things as they are a public hazard if not properly maintained. Same with trees under power lines that might be on your property but if they are too close to lines they can trim or cut tree as they deem necessary. Gas meters need repairs and updates as well and waiting on permission could cause injury or death. Which is why they do their job as needed when needed

You want to build business credit so you can use credit cards and get vendor credit for things like repairs, appliances, etc. Using a "business" credit card should also help keep your personal dealings separate from your business dealings for legal purposes as well. Your personal finances should never comingle with your business finances or your LLC is pointless.


To answer your question, a secured credit card will help your business build credit. You want to pick the right card that doesn't report on your personal files so if you max it out, it doesn't tank your personal credit score. I have about 100k in business credit cards at my disposal so let me know if you have more questions.
