I was one of those people that said I would not reimburse the tenant. That doesn’t mean I would not get them a bench cooker of some sorts but I was just answering the question. I think most would do this but reimbursing rent money was the original question. That is a no for me

Now, in our experience 100% of these leases extend. The insurance companies ALWAYS & DELIBERATELY underestimate the length of stay. 

It's never been an issue because the insurance company pays and they pay 20%+ premiums over standard LTR rents for a given area.

Sounds like a good question for attorney because I would think you are entering into a deal with the insurance company, not the potential tenant. I would prefer it that way for sure.

Hey guys, think I will go to the BPCON this year. Any east coast folks going? Im a newb at this stuff and would love to meet as many  people in my area as I can. Im in South Carolina.

Hello everyone, been reading some wonderful information here and love the podcast team as well. I own a rental in Colorado but my parents have always rented it so I would still call myself a beginner, especially in the property management side. lol

Looking to purchase some homes around Charleston and Summerville and always looking for a good deal to go bigger and get into multi-family units as well. Hoping to add something to the portfolio every year, manage them myself and always looking to network and partner on a bigger deal if it arises.


Keep up the great conversations and thank you. Maybe I can contribute in the future but for now its best for me to read and ask questions.
