Bluefrog Property Management Reviews?

Question

Does anyone have any reviews on Bluefrog Property Management? They service the Green Bay, Appleton, Menasha, Oshkosh, Fond du lac and Campbellsport markets.  There are only a hand full of reviews on google.

I ended up hiring Titan Property Management out of Oshkosh, WI.  They service almost the same area.  Titan took my mismanaged portfolio ( 70% occupied) of 40 units from a previous PM, to 95% occupied in just over 60 days from taking over.  I would definitely check this PM out, they know how to manage units, fill them up and gets rehabs done in a timely fashion.

They take 10% of my rent but indicated that is on a sliding scale, more units and the % drops, I only have 1 duplex for now so I pay the top %

They hold back $150 of the first months rent as sort of a deposit.

$125 to advertise for and place a tenant

$75 to renew a lease

$40 per hour for labor going up to $55 for nights and weekends.

That's what my contract states, don't know if they changed prices at the new year.

WARNING!! STAY AWAY!!! DO NOT do business with BlueFrog PM if you plan to have a good experience owning a property or renting it! I have a couple of properties that BlueFrog PM was managing and my tenants constantly complained to me of how bad BlueFrog was about responding to maintenance calls or any other issue they had. My tenants had asked me to change to naother company as they didn't like how BlueFrog would take weeks to respond back, let alone fix an issue, if they ever fixed the issue at all.

OWNERS: BlueFrog claimed to have had maintenance guys fix some issues at my properties that tenants had called in. BlueFrog never gave clear instruction as to how anything was fixed. IT would just say "fixed sink, fixed furnace, etc." They also NEVER did inspections as agreed upon, the only they did was take BEFORE pictures when a tenant was moving in. Eventually it caught up to me when my tenants had called in a kitchen sink dripping issue 5 times over a year and a half. My tenants had a bubble forming in the downstairs ceiling and BlueFrog told them to "monitor it." Obviously the bubble was water and eventually came through my ceiling. BlueFrog claimed it wasn't there fault and said that they did all they could to fix the issue. I am now paying 10 to 15k in water damage repair because of BlueFrogs negligence. HEED MY WARNINGS!!! If you have nice properties and good tenants, please don't let BlueFrog take that away from you. Learn from my lesson here and find a company that will actually care for your tenants and properties.

Lastly, I ended up separating from BlueFrog and going to another company mid-contract due to how BlueFrog was negligent with my tenants, also my properties, and lastly due to them not fixing the water damage from negligence and leaving it to me. I asked BlueFrog to send the pictures of my properties they took from BEFORE my tenants moved in so that the new property management company could see what things looked like and can properly assess once the tenants move out. BlueFrog told me they deleted the pictures and don't have anything to send me. BlueFrog only sent over the pictures after I was forced to pay a lawyer to convince them to do the right thing.

sadly no. I would give titan a call. They can handle all your management needs.

After seeing bluefrog reviewing their own company on Google, it makes you wonder why they did that. Considering somebody can pull and see who the owner of blue frog is on wdfi.org

Well due to paperwork between attorneys, sadly I can not state the name of the company I had issues with. But I can tell you if you want a good PM hire Titan outta oshkosh. The have been managing my units for almost 2 years and I continue to add more. Closing a 4 unit on friday.

@Chad Nagel Out of curiosity who was the other PM company that didn't manage your portfolio as well. (If you prefer, could you PM me their name?). How did their rates/charges compare to Blue Frog? Were they charging way less but also not doing a great job on occupancy rates?

Did you evaluate any other PM companies in the area before settling on blue Frog?

This is interesting, As you can see this is the owner of Bluefrog Property Manangement LLC as listed on Wdfi.org, reviewing his own company on google.  It must be tough to give yourself a high five or to pat own self on the back. Another reviewer on google is the Fiance of the other owner, Troy Hecker.
