Willy, if your goal is to buy and hold have you thought about small multifamilies? More doors allow you to "hedge your bets" smarter. For example, if you have 4 tenants and 1 does not pay, you have 3 others to offset while you replace the tenant.

Anything up the I-75 corridor. Cartersville, Acworth, Calhoun, Rome, etc.

@Amber Golson - have you considered Woodstock and surrounding areas? Lots of opportunities in Cherokee County as well as Acworth, Cartersville, etc.

@Courtney Buck & @India Campbell - I would highly recommend Campbell & Brannon. I believe they have an office in Alpharetta, but I've personally always used John Hocutt or Trent Duke at the Buckhead office.

@Sean Bizjack - congrats on taking these exciting steps. Personally, I would suggest the latter. Having a team with a track record and credibility makes the syndication/funding process a much easier pitch. Especially as we enter trying times, it's going to only solidify that "he who has the gold makes the rules." We are entering a market where cash will be king. I'm going through it right now in a negotiation for a mobile home park.
