@Jingru Sui - Hi, Jingru. All my pre-market stuff just comes from my broker/agent network. But I did see FMLS is adding "coming soon" in the next couple weeks.

@Joe Cassandra - If you look at Atlanta's urban sprawl in the 80's and 90's, we saw expansion up to the I-85 corridor leading to the growth of suburbs like Stone Mountain, Duluth, Norcross, Suanwee, Lawrenceville, etc. As the 400 tollway expansion opened in '93(?), it created easy access from Buckhead to the North Fulton suburbs (Alpharetta, Johns Creek, Roswell, Crabapple, etc). It also helped solidify Marietta's predominant area of East Cobb, by allowing easier access to the perimeter.

All that to say, I think we are experiencing massive growth on all of Metro Atlanta's western neighborhoods along the I-75 corridor. For example, the growth and appreciation we're witnessing in the Westside is a spitting image of Old Fourth Ward several years ago. However, there will always be people who yearn to live in the suburbs. With the I-75 PeachPass, I definitely think there will be a surge of people who realize how (relatively) painless the commute from ITP to the Acworth area is. Plus, there's already been very expensive development that has occurred out here. Governor's Towne Club being a big one...lots of parallels to Alpharetta. 

I think Canton has growth potential, but I think it will remain very equestrian...similar to Milton. Which is not a bad thing at all, I just can't really speak to it from an investment standpoint. Meanwhile, I think Acworth is the next Alpharetta.

Hey Joe - wholesaler lists can be hit or miss, especially around here. I've seen lots of inflated ARV's and rehab estimates...lots. If you're looking for fix and flips, I would suggest Acworth (30101). Very close to Woodstock and it's definitely a seller's market. I just had to find my clients a home in Acworth that we had to buy before it even hit FMLS because we kept losing to stronger offers.
As we were looking, I noticed there's a lot of opportunities to buy something that needs light rehabs and make it absolutely turnkey because that's what buyers are looking for at the $225K-$325K price point.  

Personally, I think coming soons/pre-market is far superior to wholesaler lists. I'd be more than happy to discuss further and see if we can find you anything in your criteria. 

I'm an agent in Atlanta and I recently started offering pay at settlement value add renovation to my clients, through a third party vendor. Just sold a lot in Westend on Grady Pl...I'd love to discuss options with you!

Hi Jarrod-

With Atlanta's 242 neighborhoods, it's understandable how it can be difficult and overwhelming with lots of conflicting info on the internet.  As an Atlanta native myself, it's been amazing to see the city evolve and grow. My main question would be, what is your investment strategy and at what price points?

    Quiet listing in my office...It was built in 1982 and very few if any updates have been done since then, so it will need to be redone. Only needs cosmetic changes. It is the largest floor plan in the neighborhood at right around 7,000 ft (including the finished basement) and sits on a nice lot in a cul de sac. Sellers are motivated.

    Asking $600K...ARV $825K-$900K if done right. The neighbor is pending after being on the market for 1 day and was listed at $850K.

    Seeking direct to principal/buyer only - I am looking for investors/flippers for me to serve as the selling agent

    I am looking to get involved with some boots on the ground work in Atlanta. I can find deals, manage the projects, and deal with the associated headaches. I also take my state real estate exam next week, so I can soon help on that front.

    Any advice on how to reach out to investors? Maybe even you may know someone interested?

    Assuming an unmarried couple who lives together, shares nearly all expenses, and both work as real estate agents who each make apx. $150K/yr but would also like to start in REI, would it be advisable to start an LLC with 50/50 equity?

    All commission checks would be deposited into the LLC, paying general operating expenses (home office, cell phones, business vehicles, client entertainment, etc). The company's main purpose would be to buy and/or rehab properties. The main goal of this is to ultimately reduce personal taxable income, acquire company owned assets, and build a nest egg of liquidity to invest in property.

    In other words...how would you suggest two 20-somethings with no assets and/or liabilities and decent 1099 incomes structure household income/investing?
