Hard money or private money might be your best option while you build up your experience. The money is a bit more expensive, but I would have to assume you'd be able to get a loan for a property under $600k.

I am looking to start lending on some projects. I am hoping to find deals where I can get 15%. Is this too ambitious? Where is a good place to connect with borrowers? Any other tips?

Whats everyones thoughts on Cartersville? What about Rome, GA? I live in Acworth and am thinking about starting my portfolio in these areas.

Rome and Cartersville both are experiencing a lot of growth! I work with many of the investors/landlords here in Rome, and we have sold several properties to out of town investors, especially from Atlanta. There's several good property management companies here as well, which helps make it easier if you live out of town and want to have rental properties in Rome.

While I have affection for Rome (and my property there), investors should exercise caution and precision regarding their plan, objectives, and financial means (budget).

For example, strategies best suited in Rome in my opinion are:

- Land / Farm

- New construction (build to rent, tiny home STR's, or even development)

- Self storage

- Manufacturing / industrial CRE

As a Native to Atlanta, I can say with confidence there are still deals despite the heavy investor interest.

Thanks to the the sprawling interstate system and influx of people moving from high priced markets such as New York, LA, DC, SF, etc. there are multiple plays to make lucrative and long term investments.

As a Metro Atlanta native, I believe the opportunity lies off of the I-75 N corridor. Kennesaw, Acworth, Dallas, etc.

I am also a big fan of Brunswick, GA with the FLETC housing stipends.

Quote from @Austin Wolff:

Hey guys, I recently conducted a data analysis study on the fastest growing towns with a median home price below $200k (so I could afford 25% down). 3 of the nation's top 10 were all just outside Atlanta, GA:

1. McDonough, GA

2. Fairburn, GA

3. Villa Rica, GA

Are any local investors or realtors familiar with the area? The data analysis was conducted with the recently released 2021 US Census data (which will unfortunately always be 1-2 years behind), so I'm just wondering how well this data compares to your local opinion?

As someone who has grown up in, worked, and watched Atlanta's real estate market expand my entire life, I would grade these areas as GOOD but not GREAT.

It really depends on your strategy, but following I-75 N to TN is a safe bet. Acworth, Cherokee County, Canton, Jasper, etc.

Tell me a bit more about your strategy.
