Getting started as a direct private lender

I am looking to start lending on some projects. I am hoping to find deals where I can get 15%. Is this too ambitious? Where is a good place to connect with borrowers? Any other tips?

 Can you get 15% - yes. 12% I would say is the ground floor right now and work your way up from there. Best place to connect is with other private lenders and ask them for the deals they did not fund, some have too many deals (like I do), so I cannot fund every deal. There are more opportunities now in this space, just be careful as there are also a lot of bad deals.
