Gary Kuang I live in NYC and it is an extremely tough market. It is best to invest elsewhere or get a job and save enough for a 450k building and apply for FHA.

Whenever I hear/read property management software I think of accounting. I am the most familiar with Yardi and MDS. They are pricey but they do wonders. You seem like you have enough properties for a property management firm or accounting firm to handle it for you. I see so many investors focus on doing these stuff on their own and they take too much time figuring it out instead of actually investing. Delegation is key. Good luck!

I don't get why landlords or commercial property owners want to do their own accounting/bookkeeping.

Hiring a property accountant/accounting company would be better so they can use their time on finding the next deal.

 My company will be using any softwares our clients will be using. It just makes things easier for them. I personally take Yardi over any software, BUT it is so expensive.ee
