Great info! I hear people say find the property & you'll find a buyer, but I don't want to be the one who no one wants to do business with because I back out of deals simply because I didn't build a buyer's list first. Even if I have not done any investor deals yet would you suggest I create a business name & order some business cards to pass out to potential buyer's/investors at my local REIC? I have not signed up with one yet, but I am checking the 3 that I found from the resources posted here on BP. I just wish I knew upfront which club actually had a variety of members and how many members to help figure out which one to join.

Hi Nick,
I like your post since I'm a newbie! Do you recommend subscribing to the local legal paper/newspaper for those probate type leads or physically going to the courthouse for them? I heard you can get these leads from your local legal paper & this would give you the opportunity to see them before they go public??

What contracts do you typically use to write the offer? I am a Realtor in AZ so I was just thinking about what is standard detail on the purchase contract in that state. Do you use a generic contract? If so, where do you get it from?

What language or wording do you use regarding financing when writing an offer on a home that you are planning to wholesale to another investor? If I intend not to actually purchase the property myself, thus I do not have any financing lined up OR any cash/funds available what verbiage do you include? I've seen TBD (To be determined) in the financing section, but this doesn't look too exciting in the eyes of the seller. Please advise. Thanks!!

Thank you, J! I will take your advice & use it on my first deal...now I just have to go find a great buy!! I'm nervous since it's my first time at this, but at least I do have real estate knowledge being a Realtor in AZ.

Hello everyone!

What a great networking/informational website I've stumbled upon today! I'm so thrilled to have learned so much in such a short amount of time. I moved to Charlotte, NC about a year ago but would say my heart is still in Arizona since I lived there my whole life.
I am so ready to get started and would love any advice, help, guidance, etc that can be offered. I've always imagined myself as the type to fix & flip or quick turn a property, but it seems that wholesaling might offer a newbie like me a great place to get started. Although I'm a licensed Realtor in AZ I think I've come to realize that there's a lot more out there in the real estate world!!

Hello all,

I am new to this forum and I'm glad I stumbled upon it while doing my daily real estate investing research. I am an Arizona licensed Realtor living in North Carolina at the moment. I'm in the process of taking that first step out into the wholesaling world. I have a couple questions that you seasoned or experienced investors might be able to answer.

1. What is the best & quickest way to build a "buyer's list"? I having been looking for deals, but don't really know anyone here to establish a relationship with in order to sell the contract to them. Would this be accomplished at a local REIC?

2. What happens if I find a buyer, but the inspection period has lapsed? I'm not really sure what the real estate contract states here in NC, but in AZ the buyer has a specified amount of time known as the inspection period to which they are supposed to hire a home inspector to look over the property. What happens if that time lapses and the buyer of my contract wants an inspection? Even an investor/rehabber will want to have the property professionally inspected, right?

3. If I assign the contract to someone and they decide to back out of the deal am I still obligated under the original contract to the terms & conditions thereof?

I hope I'm asking these questions correctly. I want to get active in my investing, but I want to make sure I cover my bases. I am aware I can provide an escape clause in the contract so I can back out without losing big, but I want to go into this with as much knowledge as possible. Thanks in advance!
