Financing language in contract for wholesale

What language or wording do you use regarding financing when writing an offer on a home that you are planning to wholesale to another investor? If I intend not to actually purchase the property myself, thus I do not have any financing lined up OR any cash/funds available what verbiage do you include? I've seen TBD (To be determined) in the financing section, but this doesn't look too exciting in the eyes of the seller. Please advise. Thanks!!
