@James Marszalek from one vet to another thank you. I agree with what you said. One thing I always wanted to put together for our troops was a financial plan/goals course that is a little bit more in-depth than the boot/basic "this is what TSP is... now sign here and here". Keep up the awesome post brother, and thank you for your service.

I think there is a lot to be said with what @Shawn C.. You really need to know how to pitch yourself and your deal to potential "motivated sellers" AND "cash buyers". Door knocking and cold calling doesn't have to be as terrifying as it sounds... if you know what to say. PM if you want FSBO scripts that I use, I'd be more than happy to share.

@Dan Call That's awesome. I just left the military myself. I see you're getting ready to retire. God bless you and your family for all those years of service. @Miki S.  can I ask, what aspect of the business are you looking to get into?  Meaning, are you looking to wholesale, fix and flip, buy and hold, syndicate, ect...

@Jeff Lively Everyone has posted amazing and effective responses.  I guess I have one question for you... What do you plan on doing once you get those leads in?  Is there a script that you will be following? 

 One aspect of this business that I think people forget about is the salesman ship aspect of it all.  I'm not sure if you've ever had a direct sales job before, but this is similar.  Before you spend a penny in this business, let me recommend you pick up Grant Cardone - Sell or Be Sold.

@Darrell Cole, Yes! I'm excited about that as well. So I attended that REIA meeting last month. I believe this time around they are having a title agent come out and talk about titles which should be pretty educational. How long have you lived in Waynesboro? I'll shoot you over a PM.

@Quin Weidner, yes absolutely.  Do you have a date in which you will be back?

@Adrian Stamer, I'll look them up on Meetup.com.  Will you be attending the next meet up?

I was just curious to see if the C'ville Investor meeting was the only close by option.  I know driving about 2 hours north there is a Winchester Investor meetup as well.

Anyone on here have a recommendation as to what REIA are in this area. More along he lines of Staunton, fishersville, waynesboro area of Virginia. I'm not apposed to driving 1.5 hours! Thanks you guys for the recommendation!
