Dan, you can go to prepagent.com (worked for me) and do some there, or just use the free online practice test that exist.  I think it was Kevin Ward who said you really want to be taking as many practice test as possible and be scoring 80% on them consistently.  That helped me out.

It seems that the basics of wholesaling are the same basics you need to be a real estate agent.  Am I wrong in this assumption?  I am not talking about the legalities of it all, simply the "market, lead gen, qualify individuals, and put into contract" part of it more or less.

To the real estate agents who also wholesale...would you say that the training you received from being an agent helped out your wholesaling business? 

Doesn't it seem that the initial cost of trying to become a wholesaler (mailers, flyers, PPC, ect.), you could just as easily spend on becoming licensed and getting into the industry/community that way?

Carson, thanks for the reply.  I'm not dead set on purchasing a lead generating tool.  I'm just new and don't really have a criteria in mind to make it more customizable.  I recently purchased a list off of listsource with 500 names just to get my feet wet and test the waters.  The criteria I went off of was from the Rental Property Investing book by Brandon Turner. I purchased the ever so promoted absentee owner list with equity.  

I'm going to be driving for dollars this weekend.  Any other suggestions?  My main goal is to market for off market properties that I can purchase as rental properties.

Good evening BP community

Through some research on the forums here, I came across a review of Rebogateway for the NOVA area of VA. The post was from about a year ago. I was wondering if for the most part it still remained true that Rebogateway isn't necessarily the best here in the NOVA area. Just like to hear some thoughts.

I've read several time that it doesn't matter the content but the timing. Given that information, why do people still mail out yellow letters? I have no experience and working on my list to mail out for my first mailing campaign this week.
