@Account Closed thanks for the heads! What 'success' do you speak of?! haha. Yes, I'm aware of the guidelines being dumb. I'd do what I have done in the past. Cherry pick my off market deals to purchase cash and only take out loans for my investment properties.

Honestly, if you’re just starting out and have limited marketing budget cold calling is your best ally. Think about the cost per lead and cost per deal. There are two types of marketing, one is passive... sending out direct mail, PPC, CL Ads... then there is active marketing... going right to the seller and buyers! It’s not as scary as the majority make it seem. Most people aren’t jerks. It’s not like you’re trying to sell them on life insurance. Think about where your business will be if you have only 10 conversation with homeowners on your list per day! You can only win.

Absolutely. I honestly have NO IDEA why I used that term "high performing"... what a nerd I am. So as I'm looking at those properties in those Zips I'm seeing a lot of buy and hold rentals. 2/1 2/2. I was basically trying to see non-owner occupied purchased under a LLC (or some sort of entity) in the last 6 months. 33603 and 33604 seems like great value add for rental portfolios?

Hey guys! So I'm moving to Tampa in May. I've identified these zip codes as some high performing zip codes... 33604, 33610, 33611, 33603, 33612. Could someone help me identify if I'm at least in the ballpark with that? Also, what are some zips/areas to stay out of? 

I'm in RE full time so I'd be in RE full time down there as well. I'm a realtor that works with investors (mainly) so I'll be doing the same down there. Thanks guys!

@David Wong The C'Vill Investors Meet Up is the second Tuesday of the month at the Omni Hotel in Charlottesville. I would also say to NOT fear the GURU meet ups. Only reason I say that is that you can still walk away with good contacts and some nuggets of information... Just keep your wallet at home!!

@Yeng Hawj just out of curiosity are these mailers coming to your primary residence? Are they those cheesy yellow letters or post cards? I just curious as to where they are getting your info (criteria).
