How can I attract a marketing partner? New Wholesaler….

Question: How can I attract a marketing partner that will fund my marketing side of my wholesale business?

Situation: I have been calling, texting, and emailing potential prospects on line for the last 2 months. For the last week I have been post ads for sellers on craigslist, and back page. There are leads coming in but just not enough. If I could only start marketing to a list of absentee owners or high equity I know that I would have better leads coming in (just like my GURU told me). And then I could convert my first contract in to a paycheck! Help…….. Any Ideas?

The best strategy that i was told was, invest in 3 to 5 markets no more. find your first and build a good amount of rentals, then rinse and repeat. By the time you build your 4th or 5th market, you will be ready to upgrade (to hotels) in the first market that you started in. your first market should be your backyard. Because that is where you will learn and be able to make more mistakes but won't cost you as much. Happy investing!

@T D Duncan.   I would definatly try to contact the llc's. If nothing else just introduce your self and let them know what you are trying to do. I have found that alot of the investors are nice and help full. You will get your name out there and investors will start to know you. Remember that this is a team sport, the more networking you do the more success you will have. Happy investing.

@td duncan wholesaleing is alot easyer shen you have money for marketing. But its probably the hardest out of all the investing you can do. You have to find a deal with enough "meat" for you and the other investor (fix and flip or buy and hold) so you have to know marketing, talking to sellers, marketing, talkingbto buyers, coordinating with tutle company, and how to cash your check. You are looking for that 5% of the market that is "motivated" enough to sell you their house at 60% or below the market value. Thats wher your negotiating skillz come in. Its not imposible, its not easy, but it takes alot of work till you learn how to do it right. If you have any questions call me up, i will answer any questions you might have. Happy investing.

Dose the wood on the deck connect to the structure of the house? Or is it just touching the stucco? 

I would spray more often rather than piss off a tennant that has been there for 5 years. Or raise the rent and see if they move out.

@Jeremiah Perry You can pick them up pretty cheep on craigslist. i see at least 2 or 3 per week. if you buy them at the right price they can be very profitable, I would think they depreciate faster than a regular foundation house...... just some thoughts.
