@Joshua Costa ASAP - you'll have to show a lender that you have consistent income coming in for at least a year. Once you're out and you don't have a job then you're just stuck in a holding pattern. Utilize it while you're still Active Duty.

@Sheldon Vic thank you to you and your wife's service to our Country from a Veteran to a Veteran I feel you.

The VA Loan route has its pros and cons when dealing with Investment properties. I suggest looking into - https://www.activedutypassiveincome.com/ to get a great base and foundation on it.

@Patrick Mulligan @Antonio Hernandez has good points about closing cost and such. It really depends on how much % of your VA Home Benefit you used up (have left over). If you have access to VA/DoD eBenefits you can get a certificate of eligibility (COE) to help you figure out how much purchase power you have left on your VA Home Benefit. From their you can figure out what other programs (CALVET, FHA, etc..) you can use in conjunction.

Saeid the VA Home Loan is meant to be used on your primary home of residence. That's not to say you can't house hack it while you're living in the property. You'll also still have to meet the overlay requirements your lender might have to secure a VA Home Loan. The property you use it on will also have to pass a VA Appraisal which is where most at fix and flip's fail. If you'd like some more help i'm in San Diego and can help you find something.

Hey Nicholas welcome to BP I'm an 8 yr Marine Corps Veteran turned RE Agent DRE #01969244 - If you are trying to get a multi-unit there are certain financial criteria you'll have to meet using the VA Loan option. Best to talk to a VA Home Loan Lending Expert in your area, but other than that you seem to have your S%$+ together.

@Ryan Strickland sounds like a plan but you may want to sit down with a VA lending expert who can break down the requirements for 2-unit+ as there are certain budgetary limits to meet.

You may also want to establish a working relationship with a trusted Real Agent who handles Property Management as well - kill two birds with one stone. Account for the PM fees/duties, since you said you and your girlfriend work full time. You'll need someone to handle the Property duties until you get a grip on it all.
