Hey Dylan, 

I'm new myself but here's what I would do. Rent it out if you can produce cash flow. Use it as a learning device, teaching you how to manage tenants. Find a quality contractor, and use it for experience in managing a contractor. You're getting a property at a reduced rate so make your mistakes now.

You would have to do some more research on that, but I would live in it and rent the extra rooms if possible. Check out house hacking

Go to the REI meetings! I have always been the youngest at any REI meeting I've gone to. The professional members respect someone young having the interest, drive, and passion to pursue something at a young age. It would be a great place for you to find a possible internship, and at the very least pointers on how to set yourself up for a successful investing career.

As I read @Ned Carey recently post, "any fool can learn from their own mistakes, but it takes a brilliant person to learn from the mistakes of others."

Learn from their mistakes.Reach out online, and in person. 

Stay thirsty my friend, keep learning.

I think what Michael was referring to was finding comparable properties that are for rent, and asking them how much they are renting for. 

I would like to hear more about your strategy though, John. Are you suggesting that by requiring an estoppel, that if rent is not what the seller admits it to be, their is a breach in the contract?

@Account Closed alluded to, if housing prices decline, and rent becomes more expensive than to own, which it is in a lot of areas, then won't rent amount decline? If I was cash flowing $200 a month, but rent drops $200 over time, then I'm breaking even. 

Maybe I am trying to plan for something that is impossible to predict. Just trying to evaluate all possible scenarios.
