New Investor in DC Metro area and Ocean City MD

Hi Guys! I'm a tax preparer and a relatively new investor in the Washington DC area. I bought a vacation rental in Ocean City last year and was very successful in renting it out all summer long.  This year while preparing some Schedule E's I realized  Real estate was a good way to create a decent cash flow with year round rentals.  I'm looking to learn how to find good deals (Auction, Short Sell, Bank Owned) properties, obtain mortgages to buy them, how to keep them well managed and of course find tenants that pay every single month.
