Looks good Loren.  Never saw one quite like it with vinyl plank flooring.   Nice workmanship.

Post the finished project, I would like to see the finished product.  The material is good and the workmanship is excellent.  I'm down here in south florida and use a lot of porcelain tile.  Natural stone is very popular here.  Thank you for the posting.

I would like to know if its possible to take the property down by yourself and then just transfer the deed into the L.L.C.?  Seems like you could get a better package that way if its possible or even legal.  I am curious about this same problem because it would cut down on your cash flow considerably it would seem.  I will be following this thread and heed the advice of more experienced investors.  Good luck and happy hunting.

Hard to tell without seeing the whole thing but it looks a bit plain and unbalanced.  I prefer doing mine with deco's spaced apart so it doesn't look too busy.  Also I like my sides flush with the cabinet so there is no cut end to contend with and would have used a bullnose end piece instead of the metal edge.  Just my take on it.  Good luck with your project.

Equity Max is a HML in south Florida and sends out a wholesale list as well in you google them. They fund deals as well but usually have a list out a couple of times a week mostly in the Miami, Ft. Lauderdale area.

Welcome to BP Jeremy. I am also in West Palm Beach and as a suggestion I recommend attending some REIA meetings to get to know like minded people. I am a member of the Tropical REIA which is a national REIA in Boynton Beach. They meet once a month and this Thursday is our meeting. Look me up if you go to this one this week. Linda Willis founded it and is also a BP member. This months speaker is about Re-Habbing and the costs involved and pitfalls to avoid. Hope to see you there.

No deals in Miami, too far to do rehabs and I have been there many times but I think the area is saturated and overpriced at this time.  I am in Palm beach county but I am interested in conversing with Frank about the areas north of me.  He seems to have been very successful up there.   I will be contacting him today at some point.  Have a great week.

Also you have checkbook control with the program which can be used instantly without going thru administrators.

Check out rolling over your 401k into a self directed 401k plan for real estate investing. You can check out the benefits on You Tube of the program with David Cole. I did it myself and am investing in real estate as an investment. There is a 5 year pay back period without penalty and I believe it is way better than taking out a loan against it as you mentioned. It is also protected from law suits using this program instead of the IRA which can be attached. David Cole can also be checked out on google. He is also a real estate investor and available to advise you without charging you. Good luck and happy investing.
