I have a friend in Lincoln Park and he is upside down because of a HELOC. He thinks his house is only worth about 80k at best but he owes I think 105k. very similar home as the one you are flipping. 3/2/2 and his basement is finished off. I am in south Florida but wondering if you deal direct with the banks on these for cash. I may be interested in something like that. Awesome job you did and full time can be ready for market in about a month. Thanks for sharing your expertise.

Keith, looks good. What size is the property BR and BA and sq. ft. Are the prices that low in Michigan and how did you purchase the property. By Owner, MLS? Nice work. Are you going to include appliances and are you going to sell thru MLS. How long did it take you to complete the process.

I saw that meetup you were having but I work Saturdays and Sundays. I am off during the week however. Do you have any other times that you meet? Hope you had a good turnout on Saturday. I am looking to get into a mastermind group of local investors in south Florida.  I am in Lake Worth and looking for re-habs or flips.  At the moment I am looking for a GC to pull the proper permits for my current project.  Hopefully we can get in with a diverse team of individuals on a regular basis.   Thanks for the forum.

Not sure if you've found an investor friendly attorney yet but I highly recommend Warren Kirschbaum 561-530-4560 warren@titletrustoffice.com He is very savvy with any type of real estate and speaks at many of the local REI's in palm beach county. He knows real estate and all the ins and outs of it and is an investor himself. Hope this helps.

I am in palm beach county florida (Lake Worth) and under contract on a re-hab I am doing.  I am in need of a small general contractor to work with to pull permits and do some of the work as well.  I do most of it myself but I am in need of someone to pull permits and willing to pay for the privilege.  Interested in others who have this problem and how they solved it.  Thank you for the feedback.

I agree with your assessment of the situation.  They will definitely take advantage of the situation to go for a quick sale and most likely the deal would be for undermarket.  Do your research on the property first to see if it is worth the expense of doing it.  The numbers of the deal should be the determining factor and not emotion.  Good luck.

True Dmitriy, that is my situation. I have my L.L.C. for real estate for my business and no employees. Thank you for clearing that up. My plan I can access 50% of my funds without penalty as long as I pay it back within 5 years. Much lower than HML charge.

You might want to check into rolling over into a self directed 401k with checkbook control.  Its made for real estate investing and you have 5 years to pay it back without tax consequences.  You have instant access to your funds as well and if you flip the property and pay yourself back you can use it over and over again.  Just a thought!
