Hi Joe,

I agree with Marcia on those three local banks.  In addition, we have used IQ Credit Union for our personal accounts and a couple of loans.  For our last refi we used Umpqua Bank.   I can recommend Angie Stillman as a loan officer.  Her contact info-

Evening Drew,

Is this a property that you are planning to self manage from Vancouver?  If not, you would want to add property management into your calculations.  It might be a good idea to include management fees into the equation just in case and to make sure the numbers still pencil out.  Have your tried using the rental calculator here on Bigger Pockets?  This program is quite helpful to see all the different expenses along with your loan numbers and then it presents all the data in a well laid out document.  Its free to use too at east the first few unless your a Pro member.  Good luck and keep us posted on how this property turns out.

Hi Joe,

I have a little experience in that I was trying to purchase a rental with an AUD unit on the site but learned I would not be able to legally rent it unless I lived in the primary house. Are you planning on building a new one on your primary? I know ADU units are much more common in Portland and the rules/permit process to be easier for rentals compared to Vancouver. Let me state though I am not up to date on the cities rules for ADUs. Curios to hear what you learn though.

Hi Chris- Great to see another BP member here in Vancouver. Any possibility of you taking over the home that you are currently renting? You mentioned your landlord is putting all of her properties up for sale. I use to live in Woodland and will see if anyone I know has any rentals available or other ideas. Living in Longview/ Kelso would also be a great option as you will have so many more housing options and its not a bad drive down to Woodland. @Michele Fisher is a wonderful source of knowledge for that area.

Unlike the Portland Blazers in the 1984 draft, it looks like you made a great pick with your first rental purchase. I, like Rick, would like to learn more about how you came across this duplex. Did you travel to the site before the purchase? Congrats on you first deal!
