There is a lot to be looked at up front. Thank you for your input. I will start researching what you mention above. This could be worthwhile in the long run if put together properly from the beginning.

Bill Gulley That is sort of what I thought. Sorry "mentions" do not seem to work from my Ipad.

I understand what you mean by the political connection. Maybe a better avenue for the NP would be a lease option assistance organization to help people that can't get traditional financing into a home and work with them through credit repair etc.

What are your thoughts on this avenue? This thread you started a while back has me interested in finding a way to make this type of arrangement work.

@Bill Gulley. I would really like to learn more about setting this up. We have a shortage of assisted living facilities here in Houston. Last year my mother had an aneurism that after brain surgery left her unable to return home. My sister and I searched everywhere within reasonable distance and they were all full with waiting lists. The only one we found way 1 hour away with shared room cost of just under what her social security check is.

I would love to be able to make a difference for the other families facing what we did.

J Scott The property has been listed on the MLS for a couple of months at too high of an asking price. I am assuming that is what they need it to sell for to break even. I will call the listing agent and see what I can find out as the owners have vacated the house.

By approved I was meaning if the bank has already told the homeowner that a short sale was possible.

Thank you for your input.

Krishn JAISWAL I would use an RE agent familiar with this. Being new to REI I do not have the experience to try and do this alone.

J Scott I subscribed on a trial to Realtytrac and found that a house on my street that has been for sale for months has gone into pre-foreclosure with an auction date of 3/5. Is it still possible to work a deal with this little time? This would be a great property to get if they will short sale it at the right price.

On the MLS listing do you know they are approved for short sale already?

I am curious how many BP investors work the short sale avenue? What approach do you use? A specialized RE agent?
