Welcome as a fellow NYCer a lot of cap rates are slim unless you're doing development  (building from scratch) but then thats a whole circus on its own. But glad to see another NYC interested in RE investing.

@Jennie Ortiz That is odd! Maybe if the investor wants to partner with you on some deals, he would only want to partner using a LLC. You should ask why he wants you to have a LLC if the reason seems legit then go ahead. Creating a LLC is fairly easy and it would only cost a couple hundred dollars or less.

Be very careful.  mReits use over-leverage to pay high returns.  

There are no shortcuts to accumulate wealth.  The higher the return, the higher the exposure.

like I said you need to invest in a SOLID REIT. The same way there are bad stocks there are bad REITS

REITs are a pretty solid investment. Most REITs offer monthly dividends, which you further maximize your return by reinvesting the dividends. You can as well take the dividends as a passive income producing vehicle. On average I have seen REITs offer dividends at 5-20% yield. With a low per share price on most REITs I've seen, it is a great investment and does not require a lot of cash up front. You could buy a share of a solid REIT for about $7.

REITs are pretty awesome if you want real estate exposure without a lot of cash. Most REITs pay out dividends monthly which is a great strategy for producing income. There are really good REITs out there with low per share price (approx. - $7-$11/share).

Quickbooks is good and powerful but I believe there are property management specific software that make the bookkeeping process more RE specific

well a workaround could be to open a llc and then have the American llc open a business bank account

If you know someone computer savy, they can create an Access Database. It is fully customizable and flexible.
