little experience on major repairs, but I have done quite a bit when it comes to repairing holes in walls, or building new walls to splitting rooms, and repairing small holes or wet spots on floors with removing a piece that way.. just nothing with major issues with foundations

no dont own this house, but the price that could get it for is a tenth of the similar house's value, so I was seeing if it was worth the headache that might come with

I will get a better look underneath the house tomorrow but the doors and windows work fine except the door that is in the center of the house

from the outside the frame and structure of the house looks in good shape, but once you go in is when you the flooring in the back part of the house all going down to one low spot... if you look at a door way that is by it one side of the door jam is normal other side is 2 inches lower across the top if that helps any.

Trying to get an idea on cost to fix sinking floor, its around 400 sq ft area that needs repaired... the ceiling leaked where two parts of the roof met, so the back part of the house is damaged its a bathroom, laundry room, and bedroom house has no basement under this part of the house, anyone do these repairs or have an idea on cost thanks

looking at buying a property for buy and hold to rent found two properties that are close to same price not sure which is the better way to go the single family home is in a better area rent from 800-900 multi unit is in an area full of more renters when its full would be around 1300 but the single family house is a spot where the values or more likely to improve faster and make easier to sell for a way out if needed down the road so what are your opinions thanks

so say you have 30k to invest you go farther investing in 3 house at 50k a piece to cover the 20% down payment against paying the total for just one or maybe finding 2 you could pay in total in cash then just have repairs on them

could you give an example of using leverage as your describing also I was thinking if I was to get two house for cash using them to take out equity to spend towards more houses if that would work to help come up with more money
