I love that you said you are passionate about Real estate as a whole but found two areas to try. If I were you I would narrow it down to one and do the research and if you are still passionate get a partner or mentor. Then add value to the partnership or deal.

You may not feel comfortable asking but I would ask the first guy. He definitely knows someone. My father is a retired HVAC tech and he gives recommendations all the time to old customers.

I had a fire some years back and I made a thread about what I did I will put it in this post. You should be hearing from the insurance company soon about payments. Also they will be lots of offers from the fire rehab guys for those payments. I would wait for the insurance people or atleast ask what the requirementsare for reimbursement before starting any work. Honestly you are probably a small fish in a big pond. Like most regulations/ordinances they are there for people who are abusing the system. I would give everyone a decent notice so if they can't afford they can move, but if you are a competive landlord they will not move. This should have been first but just call your local housing authority and ask how much you can raise the rent.

I recently tried direct marketing in my area which is a hotter market. To @Andy Sabisch point the area is saturated so I tried pulling my on list with a specific area and buy box. Handed it over to a VA, and out of thousands maybe a handful of leads of which I was not able to convert. Next I tried a much broader list basicly targeting whole neighborhoods. Maybe a dozen leads out of tens of thousands on the list. Again nothing converted. I believe if we kept this up we would find the needle but I'm to impatient and I need to see a ROI a little sooner. To answer your question I was happier with the list I pulled from Propstream that had a specific area and tight buy box.

I like Sherwin Williams and I will use the super paint. I do think they are high on price but if you get an account and buy consistently it gets cheaper. Also watch for sales that's when I stock up on brushes and rollers.

I'm not a designer but for me its symmetry and contrast. So new windows and wrapping them with a color that stands out or painting the trim. Example a red brick house and wrapping them with white or a light gray. Then adding black mulch would make the house pop. The two @Andy Sabisch suggested that I really like is door color and cleaning up overgrowth and trimming back trees. In the past we have also turned the soil and planted sod if the grass is to far gone.

I hate to be captain obvious but I don't answer calls I don't recognize. Especially on my private number, and my business line (google voice)rarely gets spam. It seems easier to ignore them then fight them kinda like a bully.
