 People ask for proof of funds all the time especially from someone they have not dealt with before. If you did not have funds the wholesaler could easily loose the deal by missing a real buyer and missing his deadline.

If they are good tenants give them at least until the end of there lease. Then let him know with the new lease it will be non smoking and he will have to move. The damage is done as far as the smoke is concerned and smokers need a place to live until they quit.

First I would call and ask why he is charging 750 maybe it is to pay for the report. if so you should be able to keep a copy. If that is the case why did the other contractors fail to get the report.

when you say lender did you try private money or hard money?

Good GC's are rare in Milwaukee. The jobs are either to small or they don't like certain areas. Also there are some shady characters looking for an easy mark. My son and I do all of our flips ourselves if you decide to try yourself DM me and I will give you some contractor recommendations.

if they are renters try calling the landlord. If they own the place try having a conversation with them. Maybe even offer some landscaping get creative not mad.

This is not what you want to hear but you cannot fight city hall. They can at the very least draw out your project and stop your sale. Usually the permits are inexpensive.

Definitely rule out the obvious gutters and non functioning sump if there is one. We usually finish our basement so if there is issues with water we do drain tile. It can be expensive but you don't want it to rain the day of the showing and all you can think about is the basement flooding. Things to look for is a waterline on the walls an excessive amount of moisture damp floors walls bowing and cracking and the worst mould.

The three rules of real estate are location locations and locations. So if the numbers work of course this is a deal. My mantra is find the worse house in the best neighborhood.

It mostly depends on your budget but doors are like fixtures. They can give a house pop so if you have stiff competition in your area that extra pop maybe something you need.
