In our area hardwood is in most homes so we refinish and replace where we can. Bathrooms get tile and finished basements get carpet. I think the cost is comparable and the look is timeless.

Staging can literally make a property look 10% more expensive, I am not sure we always get that much extra, but definitly very positive ROI.

Thanks for replying and I know you are local and that helps a lot. I think most of the properties we do are in that middle segment, but more importantly there is a lot of competition and they are all staging. I may reach out for recommendations for stager.

First let me say that property looks great,  and my garage is always out of control between my tools and left overs from flips our cars bearly fit.

Social media works best when you are consistent and authentic. People ignore the obvious sells pitch's but if it's something informative or entertaining you will get some clicks. I have used Hootsuite and HubSpot for campaigns in the past but they take time and effort to master. Social media is not a magic bullet it take time to master.

The answer to your question is you spend enough to be competitive and not blow your budget. Check out what flippers are doing in your area and try and be better then them. In my market depending on the condition we find them 5k to 10k.

Honestly I agree with you it seems like to much, but there is some logic to it. Gray is neutral but there is still enough contrast when you add trim and furniture to give a good pop. I also believe having less choices makes it easier for people to pick. If you have the only house with blue walls that becomes a decision point. Notice how cars are mostly white and black less choices take the color out of the buying equation.

I'm not a contractor but I live near Chicago and I have contractors that commute from Chicago to work on my flips. Chicago is not like a lot of other places your labor should be higher because its Chicago everything in Chicago is higher. Maybe not double but yes higher, I would not go by the GC or even this board (no disrespect to the pros here) I would ask other drywallers in your area. Don't put yourself out of business making someone else rich.
