Post: Lender keeps pushing closing

We were just pushed for the forth time by the buyers lender since inspection and appraisal. Has other sellers seen this type of behavior from lenders? Without explanation I tend to think it is something negative, but if there is a lender out there with a logical explanation please share. -Thanks

I have to mimic @Jaron Walling I use a Graco x7 and good rollers and brushes usually Purdy. I also Agree with Jaron keeping the sprayer clean is a big deal. With That said if its a big project the sprayer is worth every penny.

Thanks Andrew and I would have to agree that the inspection is the most never wrecking part of the process. I think mentally I want to believe the easiest part is the appraisal and should not take a month like the home I'm selling now.

I don’t want this to sound negative but why does It seem like the biggest issue with closing hinges on appraisals. The appraisal is one of if not the most important part of selling a property, this truly determines the home’s value.

So why is it the last thing in the process to get done, and takes the longest?

it's been awhile since I have done floors, but the good thing about hardwood is you can sand them again and start over.

it's a numbers game write more offers. Be sure you are making offers that make money but make offers.

The best deals we have gotten off the MLS was done by watching and being first to write an offer. Sometimes a heads up from an agent has helped, but there is always a deal you just have to be the one who gets there first.

I second homedepot not because there the best but because they are consistent. Also your contractors are there all the time. There Credit card is decent and helps with tracking spending. With that said I will do Amazon for somethings like light fixtures and window treatments.

Our stager does furniture, wall art, throw pillows and blankets, even baskets with towels in the bathrooms.  She stages the kitchen and front porch and/or back deck.

Look at the marketing of any product you use.  Sunglasses: always people with friends on a beach.  Cars: getting out at a theater or nice restaurant.  Laundry detergent: clean clothes and time back with family.  

Not all stagers are good.  And bad ones are not worth the money. The good ones should have a portfolio of magazine quality properties.  They are tasteful and with the time.  AND, worth every penny at ANY price point.  First time homebuyers want to live the dream, probably, even more than experienced buyers.
