@Tyler Speelman as a real estate broker I would advise you to make the release of the high earnest money conditional upon your acceptance of an inspection, conditional approval from underwriting etc. My biggest fear would be that you release that and something happens.

I would be very careful on how you word what you are asking...Federal law prohibits you from discriminating based on disability.

Are you a salaried employee at the property management company or are you a licensed property manager?

@Derek Hutson - I can honestly say I never do this. I do have a rule of 3 - every time I am asked for a referral I give a minimum of three contacts that past clients have had good experiences with. I have never told a client that I have to have them sign an agreement to get this information, nor would I ever. Maybe it's my personal feelings about it, but if I won't give information to someone until they sign, they will just find someone else who will. I would rather help my clients get the information they need to make educated decisions on what they intend to do.

I would do inspections, make sure they are taking care of the property. Most tenants, in my experience, are happy to only receive a $50 rental increase.

@Marcia Johnson I think this is going to be about personal feelings. If you can get the property rented back quickly and they pay for their move out costs, personally I would let me out of the lease since they have been a good tenant and health isn't something they can control.

@Eric Littlepage it sounds like the property management company opted to have an auto renew of 12 months, most auto renew leases into a month-to-month, I have never seen someone do a 12 month auto renew at a residential property. Based on the information you provided it sounds like it is a one-time auto renew and then rolls into a month to month lease. I would recommend having a new lease drawn up for you and the tenant and clear up the language that is causing the confusion. 

@Jennifer Lauren - if you are responsible for the oil and keeping the unit heated then I would recommend continuing to fill the tank as you may risk being in the wrong or her stating she isn't paying because you are not holding up your end of the lease. I would recommend calling an attorney.

@Jason Hawrylo this information is available in county records. If the county you are looking for these sales in has a public information site you can look for them there. Also, depending on the area you live in, a lot of times the final sales price is available on Zillow. The easiest method is obviously using an agent as they have access to this information quickly.

@Ian Gilligan I know that all of these are pretty fast and get faster all the time. Personally, I use our company's app as it's the fastest I have found, now that doesn't give me FSBOs and I think that Zillow is still the biggest platform used for FSBOs.
