I am currently about to make my first buy. My criteria is under 40k and im going to buy and fix up a bit and rent for cash flow. My major concern going into this is how to know which houses are good deals what are the major things you look for when buying a house with plans to rent. I live in michigan in an area where you can get a nice house for 40k. but some of the ones for 20k that need work im just scared to pull the trigger on. Is it as easy as bringing a contractor with me and having him tell me the repair cost of getting it "rent ready"  Any advice on this would help greatly and be very appreciated!

there are thousands of homes in this price range and am wondering if anyone has ever owned rentals in more inner city neighborhoods. (Bad neighborhoods) and what experiences anyone could share

well there anywhere from 5-20 k but mainly it's the neighborhoods they are in that make then of low value

does anyone have any advice on whether buying and renting the smaller 5000 dollar homes to rent same situation in saginaw, would this be a terrible idea and does anyone have any experience on it.... i would be buying single family homes with cash in Detroit and saginaw areas for cheap, putting little bit of money into them and renting them out. I definitely see them cash flowing but I just wondered if anyone has any horror stories and advice on it
