Hey Derick if you can find good cash flowing deals where you live then I just don't see the point of going out of state.   If that is not the case, then absolutely its okay.  

It will be scarier and harder since it would be your first but that is how it is for everyone.

I am about to start looking for my 5th rental property out of state and im excited about it.   Need to find me a good winner!

Typically the reason why people go with TK is because they dont live in a market where they can fix up, rent and cash flow or because they dont have the time or know how to do that.

You will always get higher returns by doing it yourself just like any other thing.   If you don't want to deal with the process of buying distressed, fixing up, renting out for whatever reason, then it could be a good idea for you go to TK.

Just depends on your situation.   I used to buy local and do it myself until my market got too expensive.  Now I go TK out of state.   I will go back to local and doing it myself if the prices ever go back to reasonable where I live.

I would only go turnkey if you are priced out of your local market and are unable to find cash flow there.  That is the only reason why I decided to go turnkey.   It has worked out good for me so far but it takes a lot of research and analyzing to feel comfortable with it.

I am about to start looking for my 5th turnkey and im excited about it.

I am thank full of all the awesome networking and contacts I have made from being a BP member.   I also got to meet the man, the myth and the legend @Joshua Dorkin at FinCon this year and that was super cool!

Sometimes I feel more comfortable talking to BP members then I do my own friends.  Is that weird?  Yes that is weird.

I probably spend a few minutes per month on mine TK properties.  There is not much to it really if you have a good property manager and especially if you have good tenants.

If you live in an area where you can afford to invest and make money then there is no reason to ever go elsewhere.  If not however, it is a viable option.

I personally would never invest in a city with a declining population.  There is just no need to do that when you can invest in a growing city with an increasing population.  One will be much better off in the future.

If this is a TK, you need to run away. Dont even go through the hassle of getting a re-appraisal. Find a better house or a better TK provider. I wouldnt think twice about this. You are setting yourself up for failure if you proceed with this one.

I am in the process of buying my 4th TK house right now and I was not a newbie when I started buying these.  I was buying local before and had a few deals underneath my belt before I ever decided to go TK.  

The reason I did was because the returns and cash flow are better for me not to mention cheaper purchase prices.  All what I need right now for my investing strategy.  I am all about passive income and cash flow because I am going to use that money to retire early.  If I cant find passive income where I am at now then I am looking elsewhere.

Do what you need to do my friend, it doesn't matter what anyone else says or does as long as you are making money!

I would be running for the hills if I had received this as a response.  Either one of them. Find a better provider man, you are wasting your time with that company.
