Posting to push this to the top in case anyone local can share new insights for Pine Bluff. Just bought 2 small parcels of land there zoned for Light Industrial, in hopes of listing them for lease.

Would be interested in learning more as well! I just bought 2 parcels of land there (small lots) zoned for Light Industrial.

Glad to see you've kept the New Haven area meetup alive!!

I'm looking for a lan grading/leveling company in or near 29 Palms to level 10 lots I have. Contacted and left messages for 3 places, cant even get a reply back, smh.

Bought and holding 10 residential lots in 29 Palms up against back side of Joshua Tree National Park. Holding for now.

Seema like a weird requirement. Was it only required while you were doing the work? Have you called the city to ask them?

 Exactly! That's what I did while living in New Haven, CT. The nearest was 25 miles away. I started my own snd it was successful quickly with 15 to 20 people and only marketing on Bigger Pockets.

I don't see what the big dilemma is. Buy a house using Mel's loan. Put both names on the title. Have a separate signed agreement that you will be responsible for half of the mortgage payment the entire time the house is owned and due 50% of profits from a sale. 

Why don't you just drive to the areas and see for yourself? Your in NYC and talking about nearby cities in CT. It's not like you're investing 2000 miles away. Go get a firsthand perspective and then ask specifics.
