Post: First call from Craigslist!! - Is it a deal?

Getting calls from my ads! I’m excited - this will be the first seller I’ve met with.

Received a call from a couple who cannot afford their house payments. Will rent another home since their credit is not good. Home was built in 2012. He has owned for 18 months. 3-4 bed 2 bath. In good school district. He owes 140k. His pmts are $1000 piti.

New homes in sub are being sold at $175k.

His home is listed and he is asking 159K.

A similar home was sold for 155k in June.

I will meet with him and his wife tomorrow.

I am thinking a Lease Option would work. I would pay seller (directly to bank) $1000 month and option house for $150k.

I would option to buyer for 175k with $1250 rent payments.

I would consider subject 2 but not while it is listed.

I haven’t done one of these for almost 10 years!

Any feedback on this deal would be greatly appreciated.

That's very insightful. It's funny, my husband named our company that years ago when we lived on farmland in Ohio. We've been on the Gulf Coast now for 8 years.

I'm not really looking for nationally known branding. I'm just wondering how others have approached this issue of branding. It has not been difficult to get a logo or site up ( I've built other sites). Just thinking about the best way to use it.

I am struggling with how to brand myself. I have an LLC -Sea Breeze Home Solutions. (I've had it since I dabbled in real estate years ago so no reason to start another) I'm having a logo made on fiverr and I put it on the forum to get feedback. In the process I realized I don't really know what my message is or should be. Has anyone else faced this problem?

I plan to buy and hold (and possibly use Lease Options) using creative financing but also wholesale those that don't work for holding.

I will send out direct mail, advertise on Craig's List, put up bandit signs, use car magnets and pass out business cards to any and all. I've put up a quick wordpress site. In the mean time I'll call fsbo, frbo etc to get started and practice talking with sellers (I need it:)

So in a logo, do I push the We Buy Houses message hard or use my business name? After hearing forum suggestions, my business name logo would read Sea Breeze Home Solutions with a tag line something like, "We Buy Houses, We Provide Solutions"

I want a logo that will convey Trust and Reliability and be clearly understood.

This is when I'll use the logo ( tell me if this is correct) For business cards, Website, Craigslist Ad, and maybe CarMagnets.

I don't need the logo for: yellow letters/postcards in my first mailings to sellers then use it after 3 or so mailing to them. And I don't need the logo for bandit signs.

Hey I hope I am not over thinking this! I just want to start off in the right direction. Thanks for you help in advance!

Hey, I appreciate your feedback! I see what some are saying. I do not really say that I purchase homes. And yes, I guess I could be a realtor using my logo.

I'm going to re-think this totally and ask what is my message.

Thankfully My fiverr guy will do revisions.

I'll start a new thread with my new questions.

@Al Williamson I'm sorry, I don't quite understand what you are saying. I will be marketing to absentee owners, probate and also putting up bandit signs, car magnets etc. I'd love any advice you could give.

Thanks so much everyone for your responses. @Curt Davis , I plan to send out direct mail, get car magnets and put up bandit signs. The direct mail would at some point use the logo but not the others. I do want to the logo for my business card. It will also include wording specifically on how I can help them with verbiage such as Behind in Payments?, Bad Tenants? etc. I plan to hand this out to any and all I meet, to those I know as well as include it in my mailings at some point. Do you feel I would still sound like a realtor. I want to be clear and sound professional. Thanks!

Finishing up my logo. Could I get some feedback? What do you think of the tag line? My husband thinks we should change the last part to: "We provide Solutions". I know the tag line will be too small for a business card. I'll have it in two lines and the font in a bigger size. Thanks! Carrie

Hi @Carrie Collyer,

I have over 30 years experience in REI, and have many books on the subject of Sub2.

I would not depend on Amazon Comments to provide me with all the facts. If I like something I do not take the time to write a referral on Amazon.

I have these resources and I have talked with the author Matthew Chan. I enjoy the resource very much, especially about the chapter on Due on Sale Clause.

He has a real Sub2 purchase business, not theory.
