Thanks so much for the responses. Very interesting @Michael Gansberg I need to look into that. Thanks for the input @Joshua Diaz, @Andrew Davidson, @Mike B., @James Lindholm, @Ken Rishel, @Aaron Belt. The county did say the 5 acres would need to be rezoned and get a ton of approval. Probably not realistic, so I'll keep my eye out for an existing small to mid-sized park.

Assuming the county zoning will allow a mobile home park, is it cost-prohibitive to start from scratch and build a park on 5 acres on a good highway outside of town?  Basic, nothing fancy. 12 x 70  > 16 x 80. Used homes. I hope to lease option them to buyers and allow owners to bring in decent homes. I appreciate your input!  Carrie

I can't believe, this is the only current post I can find on Dodd-Frank. I thought there would be a big buzz here on bigger pockets. This has a major impact on so many aspects of investing.

I have heard a number of podcasts that reference seller financing. Hopefully we'll hear something soon on how this will affect us as investors.

Ok @John Jackson . :) I understand that we want the the transaction to close, but we have put the buyers in the hands of a credit counselor. Wouldn't the mortgage broker be the one to make sure the seller has all of their paperwork together.

Just curious what if the transaction did not actually close? What would that mean for us as the Lease Option assignor?

May I ask @John Jackson or @Brian Gibbons , I need to see that the buyer has capability to purchase, but am I involved after I have assigned the option to my buyer? Also, is 12 months a typical time period that the buyer leases before purchasing?
