I have bought and sold Mobile Homes in Ohio and I did sell them on a note. (commonly referred to as a Lonnie Deal) It is a shame the intensive restrictions now placed on investor. I am now in the Pensacola/Mobile area and I have seen the "rent to own" offers on Craigs List that are obviously used to bypass selling on a note. I cannot say how successful these have been for the investor.
My preference is to sell the home on payments though renting the home out in your case could very well be a good move.

I'm new to the group. I live in the Mobile/Pensacola area but hope to move to the Seattle area. I have done some L/O's (back when they were common) and Mobile Home buying and selling as the bank 10 years ago.
Want to get back into things but boy times have changed. Looking for what works now in RE investing. Carrie
