Mark Allen good advice. I'm looking in same markets TX/OK and would be interested in talking more at some point. I have smaller properties in mind for myself since I'm just starting out, but I see the potential. Perhaps if we all did a meet up? I'll contact you.

Jack Baczek I wanted to pay cash for the property and then I would turn around and do owner financing. And yes, it was personal property. I'm curious now, does it make a difference if it is personal or real? I didn't submit the offer because I'm still unclear how to make this happen and not lose my money for lack of education. I've been reading a lot more on owner financing and there are so many different opinions on this site.

Sarah Hale hi! I bought a foreclosure and it took 2 months to close. I had to pay/request permission to turn on water, pay a master plumber to do a back pressure test, pay the water company to turn on the water and then the bank didn't like the report and had to do it all again. I put earnest money down per the banks $ amount, then told the bank wanted more earnest money. Thank goodness I had the funds to keep nickel and diming to the banks requests. Well worth it in the end... Just didn't make any plans till the keys were in my hand.

I am not sure if it's just me, but I feel like when I am reading forums/discussions on BP I feel like it's a GREAT book that I don't want to put down! I'm so eager to learn, get started, enjoy the different opinions, and thankful for the willingness to help newbies. If there is ONE common thread amongst the different categories, it would be "Learn from more experienced investors' past mistakes". Since making the decision that I am ready to jump in and make my first purchase last month, I have found 2 amazing deals. However, as I asked questions and guidance on how best to move forward, I uncovered questions that could have potentially cost me my entire investment. Did I want to make the deals? Yes!! Did I? No. I had to keep reminding myself to learn from others and not be a person to post a horror story. So thank you BP, and all of you that take the time from your own busy walk of life to share with us newbies to help us be successful.
