Andrew Fidler I'm sure many more experienced people would balk at the hand shake for keys but I think it's admirable.
Chris Penny I have seen other discussions about owners providing washing machines in a rent to own bases. That way you are not responsible for the washer, just letting the tenant have make payments. Another way to make money for an added convenience in my inexperienced opinion! And I think it was a BP podcast about someone taking out a laundry room and instead offering in unit machines.
Jay Orlauski I agree about the kitchen and bath. Storage, shelves, and counter space are important in the kitchen and bath. It's possible even in small units. I would rather have that than big closets... although.. shoes need a place too!

Drew Lamb I have witnessed a purchase of a property fall through because 1 sibling (that lived out of state) wanted to keep the property as a memory. It was a big mess and a waste of time. I would steer clear if I came across another situation like that again.

Charlie DeHart good points! I forgot to mention Craigslist. I also tried that with a property I was interested in and without pictures I had 20 immediate responses and planning on trying it again on another property.
