Hello all! I am a new investor in the Northern New Jersey area. Can anyone refer me to a hard money lender with lower interest rates then 14% and 3 points? This just seems a little high compared to what I have heard is available in this area. I am just struggling to get referrals. Also, it would be preferable be a lender that does not charge interest costs upfront. Please PM me with any referrals!

Hi there! I have lived in both downtown JC and in Hoboken and really liked both cities but depends on what you are looking for. Both areas are pretty expensive right now but you can probably find better deals in the Heights of Bergan Lafayette if you want to be in JC. Hoboken is nice because it is by the water and lots of cute boutiques, bars and restaurants and moms with strollers and dogs everywhere.  Transportation to NYC is great too. However, if you are looking for more diversity and better restaurants JC is great for that and has a more urban feel. Feel free to let me know if you have any more questions!

We are looking for marketing strategies and want to test out bandit signs. We know that there are risks involved in using these. I was wondering if people have actually run into some trouble by using these signs, and if so, how did you resolve them?  

Also, have people had any success with the use of bandit signs? If so, any strategies with placement, days of the week, content on the signs, etc.

Hi Rob! Welcome to BP! My husband and I are newbie investors as well and are also trying get our feet wet in real estate investing. Have you been to any REIAs in the area yet? If not, then I would recommend definitely joining. My husband and I went to a couple so far and met so many wonderful people who were willing to give advice and potentially partner on deals together!
