As a first time rehabber who is planning on flipping two properties in Jersey City and in Dumont, I would appreciate any advice/tips you may have when it comes to putting together a materials list and whether those in the surrounding area have any recommendations on companies that I should check out when it comes to purchasing flooring/granite for kitchen/tile, etc. The contractor I will be working with said I would be responsible for purchasing/gathering all of the materials on the back end. Thank you!

Hello investors!

I have been running into some trouble with estimating rehab costs. I try to do a estimate based on the cost per square foot. Ex: $20 per sq/ft for a light rehab, $35 for a medium. But I am having trouble finding the square footage of a property listed on the MLS or Public Tax record. Even agents that we call do not know. I just want to be as accurate as possible when I analyze to come up with an offer.

Does anyone have any suggestions on how they are able to find square footage info, or how they estimate rehab costs without getting this information?
