@Belinda Lopez mentioned the free RICH meeting coming up this Thursday night. I am not an actual member there but I have been to the free meetings before. Wow, you can learn a lot there + meet a lot of great people + see pictures of projects that have been completed etc. I recommend it.

But plugging into BP here and getting involved will teach you loads over time. There is so much info already on here it's crazy. Indulge and welcome!

I could actually read this message as what market area in my own market would I focus on for flipping houses. I probably have not said this enough in the main Bigger Pockets forum area, but after all this time I am still convinced that making a list of the top 5 or top 10 neighborhoods or subdivisions with the lowest DOM numbers (days on the market) is the way to go.

I used to be obsessed with finding only the most discounted house prices I could find no matter where they were located. But I learned over time that the better strategy is simply to look for good deals or even just decent deals in areas where people are very keen to move in to.

Hi Jose –

If you don't want to go to the trouble of setting up an LLC, then I suggest that the house go in your boss' name (i.e. your partner). He is the one actually buying the property. Also, you'll probably want to come up with a simple contract that outlines how the deal will work. The contract, for example, might say that you do all the work, your partner puts up the capital, and you split any profits after the house is sold, plus anything else you want to get down on paper. That's pretty much it!

I have to head to St Louis this coming week and so I thought I might resurrect this post to see if any Bigger Pockets members are going to be around on Wednesday or Thursday. Would enjoy saying hi. I am going to fly up there dressed looking like the Michelin Man because as a southerner I do not function well in arctic weather. :) Looking forward to seeing St. Louis.

If you can register a DBA along the lines of Phoenix Fast Cash or Fast Cash House Buyers, I think that would be catchy.
