@Evan Larkin  Hi Evan.  We usually use panel surrounds, but it also depends on the property and what I am expecting to get for it.  If this is for a long term rental and you want to stay with tile, I suggest the bigger tiles.  Like you side, less grout lines and problems areas.

@Kat Hussey  Hi Kat.  Is there something specific you are worried about?  I would just make sure you are both on the same page.  Make sure going into it that you both agree on how things will be handled, mainly the money.  Also, be aware that this may cause tension between you two, especially if it is a new relationship and new venture for both.  As long as you agree to communicate and know you will may have some issues you will face, you should be okay.  If you are really worried, I would think about your relationship and if it is strong and what you might need to work at.

@David R Coleman Hi David, these are just suggestions and thing to try to get you thinking on some ideas.  Of course they each come with their own risk.  How much work does it need?  Do you think it can be rented out as is at a cheaper rate?   Or can it be rented to someone that would be willing to fix it up as they live there for less rent? Or is property unsafe. Do you have any friends or family that would be willing to loan money.  Did you buy the property at a deal, that it may have some equity in it that you could sell it?

@Jeff Dietz Hi Jeff.  Yes I would have all 4 run the checks.  You want to make sure who you are renting to, that they don't have a criminal record you are not comfortable with.  Landlord usually always do checks on anyone living in the house 18 and older.  You should make it standard and not sway from your requirements.  Also, be sure the co-signer knows he is on the hook for the whole payment if no one pays, not just his son.

@Sean G. Hi Sean. Great that you have started the investing journey. I can't open your link, but I just wanted to add that if this is a sfh you can't use a VA loan to buy it. VA loans are for owner occupied properties.

@Deangelo Mack are you sure the property on CL is not already being wholesaled?  And that is why it is so much lower?  Or Is it actually being sold by the owner?

@Deangelo Mack Me again :)  Is the deal you are looking at listed?  How do the homes compare on the inside?  Also, sometimes school districts can play a big part in price differences.

@Deangelo Mack Hello, I take it you are starting off being a wholesaler? You should ask because if they are not the end buyer and they are another wholesaler, they may just tie up your deal and waste your time. They are more than likely trying to wholesale it to an end buyer and add their fee to it. You could always JV with them if they can bring you an end buyer. You can sometimes weed out end buyers by having them show prof of funds before showing the property.

@Rich Riesmeyer Hello.  Do you have a humidifier built into the system?  If so the humidistat may be kicking it on.  That would be completely separate from you t-stat.  Or do you have an air purifier/filtration system built in, sometimes that runs on a timer to filter it.

@Jacob Carlson Hi Jacob, why did she think the tree needed to be cut down?  I would be quite upset and I would not pay her.  First off she did not ask for permission, she should not be making modifications to the property.  If it truly was an issue for safety, etc. then she should have informed you and you then taken care of it.  I would be careful, sounds like she might stop paying.
