@Champaign Garcia Hi, thanks for the reply.  And thank you, I did end up getting my license.  I think it may have been "easier" for me because I have been in real estate for a bit, but some questions where pretty difficult since I never saw them in the study materials.  Hope you get back to it.  Take care.

@Nikki Botsko  HI, make sure you start going to meet ups in your area.  Also, you can try calling local wholesalers and see if you can connect with them.

@Michael A Egenriether Always try to have the tenant pay utilities whenever possible.   You should check what local landlords charge for rent and see if utilities are included.  I say this because you might have to adjust your rent to accommodate.

@Sean Miller Hello.  Basically, you have to find a school that is approved by Indiana to take the 90hr pre-licensing course.  Once you pass you take the exam.   I would start looking brokerage to work for because once you pass the exam you send out your application to get your license and you need to have a company in order to get your license issued as active.  Hope this helps.  Go to the Indiana state website for info.

@Aasim T Bickiya Hi Aasim, Usually they sit because they are too high in rent.  Sometimes it is just the time of year they are placed.  Or it can be a pain to even go see the property, sometimes landlords don't make themselves available for showings or they are willing to wait for a tenant that meets their high criteria.

@Evan Smeenge Hi Evan, a few things you could look into would be your landlord tenant laws.  Also, start to analyze your future target area so you get familiar with what properties are selling for and in what condition  etc.

@Hector David Hernandez Hi Hector.  Have you thought about being a landlord?  You could always see if buying a multi unit would work for you.  You would live in one unit and rent out the other.  This could potentially pay your mortgage and help you save.  Obviously this depends if you can find a property within what the bank is willing to lend you.  Take care.

@Sharoyne Jones Hi Sharoyne.  Since everyone's schedule can be so varied, I would say normal business hours are best.  9a-5p.  If they can't answer leave a good message to call you at their convenience and if they do answer make sure you ask if it is a good time for them to talk.
