I use Quicken Property Management.  It has worked well for the past few years for me.  I do the property management and the books myself.  We've just taken on 44 more units in two apartment buildings and Quicken is now becoming a bit cumbersome.

I am looking for suggestions on clauses to add to my lease to make it more relevant to a 12 unit apartment building.  I am relatively happy with my current lease for SFHs.  Any suggestions?  or leases to share?  Thank you!

We were in the process of purchasing a 12 unit apartment building that has extensive fire damage.    Prior to closing we had arranged for insurance through National Real Estate Insurance Group/ Affinity Group Management.  We were very up front about the damage and scope of work to be done.  We were scheduled to close on 2/6.  On 1/25 they accepted our payment for insurance during the renovation period.  on 2/3, NREI told us they would not insure the property.  They have not responded to any inquiries from us since then.

All of our contractors are lined up to start working.  I am looking for options of other insurance companies to talk to.  Any suggestions would be appreciated.

I have not yet been successful with Hubzu.  I would greatly appreciate any extra help (and sauce.)  And I will go through and read all of the auction threads.
