I own and manage a 33 unit building.  I am planning to raise the rent.  What incentive do you give to have residents sign another 12 month lease instead of switching to month to month?  The last time I raised the rent, it was a 1.5% increase with a 12  month lease and a 3% increase with m2m.  Following that same formula again seems unfair to the ones who already had a 3% increase (3% on top of 3%.)  The 1.5% increase keeps the rate at market value.  Suggestions?

Thank you for all of the responses. I have someone (that I trust) telling me I'm screening residents in a manner contradictory to FCRA. I can't find anything that supports her arguments and all of the links tell me that what I am doing is ok. I appreciate your support of my research. I will run my screening process past the attorney to verify.

Does the FCRA have any input on to whom I rent... meaning, does it create any limitations on my criteria: no felonies in past 10 years, not on probation or parole, no evictions in past 10 years, good references from prior landlords, not owe money to any prior landlord or utility company, have reasonable credit, income is 3x rent, etc.

I am looking for information re screening applicants as it applies to the Fair Credit Reporting Act.  Do's, Don't procedures, forms, anything would be helpful.

I have been using SmartMove and am having more and more problems... ie. cannot log in at times; even though I've had an account for a few years, sometimes the log in screen tells me my account doesn't exist;  applicants have trouble finishing the online process, etc.

What other companies have you had good success with for the credit, criminal and eviction reports?
