@Basilio Alcantara Hi Basilio, the Florida Bar Association has a standard, approved lease that is very thorough and comprehensive. Any real estate broker has access to it. There really, in all honesty, isn’t much value in paying an attorney to draft a lease unless you are wanting to go above and beyond what the FARBAR approved lease provides. I've done a few owner financing deals down here. It's not as common given that Miami is such a hot/competitive market but it can be done in some cases. Welcome to Miami @Milo Sironja! 

@Alejandro Flores provided that you can qualify for the mortgages based on your income you should be able to get financing for all three using conventional financing. If not a portfolio lender should be able to qualify investment properties based on cash flow. I work with some great lenders down here. Happy to discuss further. Shoot me a DM!
