@Alex Allemand Hi Alex, there are a number of listings that will provide seller financing or more creative financing terms. This would give you enough time to stabilize any property and find a more permanent financing solution. Happy to connect and walk you through a few scenarios. Welcome to Florida!

@Allison Flores it’s always a good idea to hire a CPA who knows real estate in order to free up your time to focus on deal flow and managing your existing rentals. Depreciation is a pretty standard expense that any CPA would be able to help you file. You can take that expense on any property that you generate revenue from. Happy to help in any way that I can.

@Timothy Lewis I run a small brokerage firm in Miami. I’ve recently shied away from 100% commission arrangements because I find that it is never worth my time, especially with newer agents that require more guidance. I do offer more competitive commission splits than most of the larger firms because I honestly cannot compete with all the perks they offer. One of my close friends runs a Keller Williams office down here in Miami. They do offer caps on commission splits and it is incredible the amount of perks they offer their agents. Happy to make an intro if you’re interested. I definitely think it’s a good investment to join one of the larger firms your first time around.
