Chris Mason you might benefit from actually understanding how NACA works. The people who give up and leave the program do so because they get frustrated or simply aren't organized enough to act as their own Processor. A lot of the problems I've seen are simply the result of lack of proper staff training and failure to communicate realistic expectations to the clients. There is only one workshop where you learn about the program and one other workshop to teach these first time homebuyers about realtors and looking for houses. The "months" that these people spend in the cycle are used to write letters explaining their credit issues (this happened, I got behind, won't happen again) and working through any items that an underwriter might or is questioning, and making sure the borrower is sustaining on a budget that allows savings. This is a financial overhaul for some people. It's completely foreign to everyone going through the program and there aren't clear road maps to follow since every single purchase has different issues. This isn't a scam or a trap, it's an amazing program where the staff is just not managed appropriately. I successfully completed NACA and am helping 4 of my friends go through the process now.

I went through the process and closed last November and I'm currently helping 4 of my friends go through NACA to buy multi-family homes right now.

Kaili N. NACA requires any items found in the home inspection to be repaired and they will allow for "wish list" items (like upgrades) too. The total value of the loan, rehab, wish list must be no more than 110% of the appraise value of the property AFTER the repairs / improvements.

James K. - I know someone who is a laborer for a GC that has experience with about 20 floor jobs. He's agreed to lay it for me and I'm learning in the process. This wasn't something I wanted to even try alone. Thank you for your advice!!

@Tracey Smythe @Account Closed I just talked to the manufacturer and they told me not to use the adhesive on the terra cotta tile, so I'm off to Home Depot to get the right stuff. Thank you both! Glad I asked before the project was underway!

Tracey Smythe James K. I asked if it's Saltillo tile and was told it isn't that. I'm not educated enough to know and I'm not sure if sharing a photo with you would help identify them or not. These were intended to be wall tiles and are thicker than regular floor tiles. They are being set over Hardie Board and using Flextile Ltd Duoflex 90 as the adhesive.

I recently bought a fourplex and I am starting to make improvements to the owners unit. One of the items on the list was to replace the kitchen floor (currently adhesive tile that is peeling up). I was able to buy 12 boxes of 6x6 terra cotta tile at the local Habitat for Humanity Restore (with 2 big buckets of tile adhesive) for $125. The Project Manager at Habitat advised me that I would need to seal the tile several times.

Is sealer from Home Depot sufficient, or would there be a benefit to going with commercial grade sealer from a builders supply or tile store?

You don't qualify for NACA if you already own property.

@Sarah G. The City of Buffalo requires all non-owner occupied single family houses and doubles to be registered with their Rental Registry. Properties with 3 units or more have to register  with Multiple Dwellings. In both cases, if the owner of the property does not live in Erie County (NY), the City requires that the name, address, and phone number of the owner's agent (who MUST live in Erie County, NY) be provided. This means, you are not legally able to manage your own properties remotely if you do not also have a local agent. Is your property registered with the City of Buffalo?
