congrats! Wow, so inspiring. Please share the numbers & financing of the deal. I'm thinking that is what newbies lack that you were prepared for- being comfortable analyzing deals and understanding and being creative with financing. I'm taking notes, kudos to you!

short term rentals in non traditional markets(urban vs. vacation destination), what markets are expanding & other future trends, case studies of investors who've built their portfolio of vacation & short term rentals, non traditional lodging performance ex) ADUs, tiny houses, RVs/Mobile Homes, campground, etc...

ugh! I wish you could mention people on here that aren't on the thread...but D.ALarson has an ebook & this site MiniCabinFever.com about his tiny house/cabin build from a repurposed shed, Teri S. & Leigh Ann Smith...off the top of my head have built/are building tiny house communities, so to speak.

Actually, I will try to give my $.02 on "hate selling". As a consumer, I hate when I'm about to book a hotel "deal" just to find out that the fees drastically change the price. I prefer all in pricing. However, as an owner I would understand that my listing wouldn't even be competitive, or show in the first pages of results, if you listed based on all- in pricing.

Compared to hotel booking sites, there are relatively few vacation rental sites. I think this presents an opportunity for those sites to differentiate themselves from hotel booking sites by adopting/encouraging an all-in price listing model, compounded by a marketing campaign really illustrating reason for fees & contrasting how traditional industry disguises them in their listings. Otherwise, as a consumer, you just feel nickeled & dimed. On the flip side, it can be cheaper to the consumer to pay a fee, rather than try to roll a price increase into the rental rate.

thx for sharing @Monika Haebich. I have nothing to add regarding "hate selling ", but I have a question about determining good markets for vacation rentals, particularly in urban markets. I'm adding the site you shared to my list of resources. I haven't yet bought RE but my first purchase will be owner financed & occupied with the goal of using sites like home away & Airbnb to rent out accessory units. In in Atlanta and wondering which neighborhoods would be ideal for that, specifically since I'm trying to cater to folks looking for a peri urban get-away...urban farming and such. Where do I find answers and do my research?
