Looks good @Teri Feeney Styers a definite improvement. It makes me wonder how much the success of any "tiny house" rental is dependent on location. Especially as this is an attached unit. 

But also, in your case, you are creating a sort of ADU community in and of itself once you finish the other units. Check this out: (Sabin Green-A community of 2 ADUs & 2 Modest Homes)

Thx for starting this thread @Douglas Larson. Just bought your ebook too. 

One model I've seen work, which may be in part because of their location, is the Tiny House Hotel https://tinyhousehotel.com. They have a great occupancy rate from what I can tell. 

I look forward to hearing of you all's successes & starting my own similar adventure in a year.

@Leigh Ann Smith From all the buzz about tiny homes- I imagine there are folks who are curious- but not enough to take the plunge themselves. If there is a market for people buying them- why not for rent or staying short term?! I was thinking of doing something similar when I purchase my "homestead", so I think it's a good idea. Wish I could give data regarding the market in general & for your specific location.

Have you contacted tiny house builders near you? Maybe you could partner with them to provide a "try before you buy" experience? I have seen a treehouse & camp/RV space on Airbnb. I'd stay in one, especially if in an awesome location, or offered in a village setting that provides activities or education around living sustainably.

Keep me updated on what you decide.

Omgosh, @Chris Newman, the word I meant was "wary", but certainly "weary" has its applications these days- I'm 32weeks preggo & pregnancy brain is in full effect. (Or is it affect? Lol).

I hear you...but I'm still weary. My point is that even modern leasing arrangements are going awry. I could name at least three farms that have/are closing against their will that had/have lease agreements. Unfortunately, I don't have access to the details of these agreement to further analyze and learn from. Also, to your point- these were moreso community farms, not purely commercial agricultural ventures, though they had restaurant and retail clientele.

It is indeed a different thing altogether to pursue land purchase for strict commercial agriculture. There are however, some great resources available via USDA grant programs and research from SARE that may offer some benefits/breaks/options. I'd have to check out the case studies for those utilizating new age sharecropping techniques and/or land leasing models. To me it's kind of similar to the argument regarding rent to own leasing agreements. Some say it's a scam, others say it provides value for a very specific buyer. I'm on the same side of the fence on that one too- I'm weary. But that's another story! I'm enjoying this dialog @Chris Newman. I rarely get to talk both farming and real estate at the same time.

@Andy Wayne you might want to look into vacation rentals( you'd have to build cabins or other structures on the land), mobile home land rental (I have no idea the official name for this), campsite /RV parking if you decide not to sale. 

You could market the land to potential homesteaders, those looking to purchase land trusts, small farmers, or as I mentioned rural vacationers. See serenbe.com. Depending on how much planning you want to do, this could be a development opportunity for you- depending on your proximity to urban areas or other areas of interest.
